  COSTS & OTHER INFORMATION


1.  CONVEYANCING – The whole process from purchase/sale to completion or conclusion, including all incidental work.



-  Price from £0/Gift to £100,000 - £500.00

-  From £100,001 to £200,000 - £600.00

-  From £200,001 to £300,000 - £650.00

-  From £300,001 to £400,000 - £850.00

-  From £400,001 to £500,000 - £1,050.00

-  From £500,001 to £600,000 - £1,250.00

-  From £600,001 to £700,000 - £1,450.00

-  From £700,001 to £800,000 - £1,750.00

-  From £800,001 to £900,000 - £2,050.00

-  From £900,001 to £1,000,000 - £2,500.00

-  From £1,000,001 upwards – To be quoted on request when full details supplied.




-  If 999 years or residual term, no extra payable.

-  If under 999 years, e.g. 250 years, an extra £200.00.



-  Missing title deeds and documents, including ground rent receipt – To trace and, if possible, obtain a copy - £30 per document + administration fees charged by the supplier.

-  To apply for landlord’s retrospective consent for unauthorised alteration or addition, e.g. conservatory, garage and extension - £250 + Landlord’s administration and legal fees. If any retrospective Planning Permission or Building Regulations Approval is required and we can apply for you, there will be more Legal Costs to be paid but we need more details before we can offer an estimate.

-  If you are buying with a mortgage loan, having one or more non-owner persons living in the property, such person or persons being required by your lender to sign a Consent to Mortgage (agreeing to move out if it repossesses the property), they being recommended to seek independent legal advice before signing and we being able to give such advice, you will have to pay £150 per person for our additional Legal Costs.  They can appoint another solicitor to advise them and you still have to pay their legal fees.  You will then not be paying us but we still have to charge an extra £80 per person for having to arrange the signing of the Consent before another solicitor and the despatch of the Consent to the Lender, in compliance of our Mortgage Instructions. No such additional £80 is payable if we are able to give such advice to the person concerned.

-  If there is any unusual requirement under the lease for which additional work is required, we have to check the lease provisions before being able to quote for our extra Legal Costs.



-  Local Search fee (dependent on each local authority) = From £60 to £150;

-  Environment & Mining Search fee (dependent on the property) = From £65 to £100;

-  Drainage & Water Search fee (dependent on water supplier) = From £55;

-  Chancel Search fee = From £24;

-  Land Registry Office Copy fees = £3 per document;

-  Land Registry Bankruptcy Search fee = £2 per name;

-  Land Registry Priority Search fee = £3 per title;

-  Land Registry Registration fees = Dependent on the value of the transaction, ranging from £20 to £910 and can be ascertained from

    the Land Registry’s Registration Search Fees Guide;

-  Land Transaction Tax or Stamp Duty = Dependent on the value of the transaction and can be ascertained from the SDLT or LTT Online    Calculators available from a web search;




-  Legal Costs = £500 + VAT = £600

-  Disbursements = Local Search fee £74.50 (inclusive of VAT), Environment & Mining Search fee £92, Drainage & Water Search fee £55, Chancel Search fee = £24, Land Registry Bankruptcy Search fee = £2 (one seller only), Land Registry Priority Search fee = £3 (one title only), Land Registry Registration fee = £40, no Stamp Duty payable (since price is below £125,000 and the buyer is a first time buyer) = £290.50

-  General Expenses = Bank Transfer fee of £30 + VAT (£36) and charges for Postages, Telephone etc £35 + VAT (£42) = £78

-  AML Charge = £150.00 + VAT = £180

-  Estimated Total = £1,148.50



-  Legal Costs = £500 + VAT = £600

-  Disbursements = Land Registry Title Registers and filed plan fees (2 documents at £3 each) £6, Land Registry Office Copy fee for the conveyance £3 = £9

-  General Expenses = Charges for Postages, Telephone etc £35 + VAT = £42

-  Estimated Total = £651
